Passports, Visas and Health Requirements: In Portugal we are required by law to lodge all passport information with SEF Border Control. This information must be provided on your reservation booking form before Villa Cascata can release the final departure Information for your holiday. It is your responsibility to hold a valid passport, visa and/or entry permit. Your passport and travel documents must be intact: you may not be able to travel if they are damaged or have been tampered with. Passport, visa and health requirements (Covid-19) are subject to change, and it is your responsibility to check the up-to-date position in good time before departure. We do not accept any responsibility if you cannot travel or incur any other loss because you have not complied with any passport, visa, immigration requirements or health formalities.
Portuguese Local Letting Legislation (Alojamento Local): Under the Portuguese Local Letting legislation (Alojamento Local) we are required to report the following information to SEF Border Control and Portuguese fiscal authorities, of everyone on the booking form, this includes; name, address or birth town, arrival and departure date, passport nº, and place of issue, date of birth and accommodation cost. Information will not be passed to 3rd parties or used for marketing purposes.
Paying for your holiday accommodation
Deposit and Payments: 30% of your reservation is due within 72 hours of your reservation, if payment is not received the booking will be released unless other arrangements have been made in writing via e-mail. The total is due 8 weeks prior to your check in date unless other arrangements have been made in writing via e-mail... Please review your reservation and make sure all the information including check in and check out dates are correct before making payment.
How much deposit do I need to pay: Villa Cascata will require a 30% deposit to confirm your booking with the balance due 10 weeks prior to arrival. If you are booking within 10 weeks of departure full payment and security deposit will be requested on booking.

Security Deposit: A security deposit of a minimum of €500.00 will be due with your final balance to cover for any damage to the Villa Cascata property or contents.
The deposit will be returned within up to 15 days of departure. Once the property has been checked for any damage or missing items. We reserve the right to take photographic images of any damaged property at any time during the course of the tenancy or after departure as proof of damage. Any damage or cleaning issues noticed upon arrival should be reported to the Villa Dumas Management Team (advised in your Villa Cascata Welcome Pack) If not reported within 24 hours, you may be liable for the cost of repair. You will not incur any additional charges if the following items are to and no damage is made to the property or its contents. Following your departure, the Management Team will inspect the property.
- No items are missing upon the inventory check. (This includes, but is not limited to, transferring items to other apartments or the pool area).
- There was no smoking or evidence of smoking in Villa Cascata.
- Villa Cascata strictly does not allow pets.
- Cascata Village condominium rules are strictly adhered to.
- Villa Cascata property keys and garage fob, are returned. Explicitly the key is returned to the key safe by the front door.
- Villa Cascata property is left in a good and reasonable state whereby no excessive cleaning is required.
Exceeding the number of guests booked in writing to stay in the property, or loss of property keys will result in the total loss of the security deposit. Bringing pets without previous permission will also result in the loss of the security deposit. If you experience any problems whatsoever at Villa Cascata property during your stay, please contact Villa Cascata and we will do our best to rectify the matter as soon as it is practically possible. Strictly no liability can be accepted for any complaints if not reported during your stay.
Cancellation: The 30% deposit is non-refundable. For any cancellation notification received more than 60 days in advance the booking will be cancelled, and the final 70% balance will not be charged. As we will have turned away other bookings, we are sorry, but no refunds will be given if the reservation is cancelled less than 60 days prior to the arrival date. No refunds will be given for early departures. We advise that travel insurance is taken out at the time of paying for your stay as no refunds can be given.
Rates: Rates, terms, and applicable taxes are subject to change without prior notice, except where payment has been made the original rates quoted will apply. In the unlikely event of the property not being available due to maintenance or being sold, we reserve the right to move guests to a comparable property, or if no alternative accommodation can be found, or is accepted by the guest, a full refund will be made. In the unlikely event of a cancellation without a suitable alternative accommodation offer no compensation will be paid.
Check In and Check Out: The rental period begins at 16:00 hrs on the day of arrival and terminates at 10:00 a.m. on the day of departure, unless prior arrangements have been made subject to availability. The Villa Cascata property is cleaned and inspected before and after each rental to ensure that all guests have a comfortable stay. Please be thoughtful of guests who may be checking in on the same day that you checkout. Occasionally delays may occur during peak season. In the event guests do not comply with the check-out time we reserve the right not to refund the security deposit.
Strictly No Smoking: Smoking is not allowed in any inside part of the building of Villa Cascata. Smoking is only permitted on balconies outside as long as the doors and windows are closed. Ashtrays are provided and must be emptied pre-departure by you. As per Cascata Village Condominium Rules cigarettes must not be thrown over balconies or left on/in the lawns. Failure to respect these rules will result in the loss of the security deposit.
Condominium Rules: Guests agree to abide by the Cascata Village Rules of the condominium displayed within the complex so everyone can enjoy their stay. All members of the party will observe the terms and conditions of this agreement and maintain Villa Cascata rental property in good order and conduct themselves in a manner inoffensive to other guests. As a result of unruly behavior, excessive use of alcohol or the use of drugs guests will be immediately denied continued occupancy on the premises and a loss of security deposit will apply.
Locked Outside The Property: Cascata Village has security gates that operate with a key, or key code. as well as the Cascata Village Owner’s Private Underground Garage has a key fob to operate. Villa Cascata has a front security door that can only be opened with a key. To avoid getting locked out please ensure you take your keys with you. And leave the Master Key in the key safe on the front door. Be careful to never leave the key on the inside of the door or inside the property, as you will be charged for a door opening service between €120.00-€150.00. Should one of the management staff be called outside normal office hours or if a locksmith must be called out, you will be charged. The locksmith will charge himself accordingly and the invoice for this service will be presented to you for immediate payment.
It is your responsibility (as the lead guest on the booking) to ensure that you and all other parties in your booking have travel insurance. Villa Cascata is NOT liable for any costs you or any member of your party may incur due to travel restrictions, outside of the terms described above. Villa Cascata is not a provider of travel insurance.
Disclaimer: Villa Cascata accept no responsibility or liability for any loss, damage or alteration to the terms of your reservation caused by events beyond their control, including but not restricted to war, terrorist activity, civil commotion, flight delays, or cancellations, airport closures, loss of luggage, adverse weather conditions, fire flood, or industrial dispute. Whilst they will try their utmost to resolve any failure of public supplies such as water, electricity, internet, tv or breakdown of the air conditioning system they cannot accept liability, nor for the consequences of the action or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control. They cannot accept any liability for your personal safety during your holiday and assume no responsibility for accidents. Whenever possible, valuables should be left secure and out of sight.
